Why Maple Grove basements flood

Maple Grove grew fast. The city went from 20,525 residents in 1980 to 50,365 in 2000, according to census counts kept by the Maple Grove Historical Preservation Society. Many homes here are now 20 to 45 years old. That is the age when sump pumps wear out, water heaters rust through, and washing machine hoses split at the fitting.

The city’s first suburban growth came around its lakes in the late 1950s, and homes near Fish Lake, Rice Lake, Weaver Lake, and Eagle Lake can sit on higher groundwater. Drain tile systems in those areas can run hard in spring. When the pump quits, water comes up through the basement floor.

The sump pump problem most pages skip

Your sump pump discharge line runs outside. In January and February that line can freeze solid. The pump still runs. The water still has nowhere to go. It backs up into the pit, then onto your basement floor.

If your pump is cycling but the pit is not draining, go look at the discharge line first. A frozen line is a different problem than a dead pump, and it needs a different fix.

Signs of hidden water damage

Not every water loss is obvious. Water runs along framing and soaks into materials before it shows on the surface. Watch for:

  • Baseboards that swell or pull away from the wall
  • Soft spots in the floor
  • Stains or bubbling paint on drywall
  • A musty smell in a finished basement or closet
