Soot Removal in Minnesota
Soot is not dirt. Dirt sits on a surface and waits. Soot is acidic, and it keeps working on whatever it landed on for as long as it is there.
That is the part most people are never told. The damage from a fire is not finished when the fire goes out. On some materials it is only getting started, and the difference between a surface that cleans and a surface that has to be replaced is often a matter of days.
Soot removal is the part of fire restoration where speed changes the outcome. Kiser Construction has done this work across the northwest metro since 2003, and our crews are IICRC certified.

The corrosion clock
Different materials fail on different timelines. This is the part that decides what gets saved.
- Within hours. Bare metal begins to discolor. Fingerprints in soot start etching into surfaces.
- Within days. Grout and unsealed stone absorb staining that becomes permanent. Painted walls yellow, worst above heat sources. Uncoated metal starts to pit and rust.
- Within weeks. Glass etches. Vinyl and plastics yellow in a way no cleaning reverses. Metal corrosion goes from surface to structural on thin materials.
- Electronics, throughout. Soot is conductive and acidic. It gets pulled inside anything with a cooling fan and sits on circuit boards.
Turn off and unplug electronics in a soot-affected area. Do not test them to see whether they work. Powering up a device with conductive residue inside it is how a survivable item becomes a total loss.
Soot webs
People find these and assume the house was full of spiders nobody noticed. It was not.
Those grey strands in the corners are soot. In a fire with a lot of synthetic material burning, smoke particles carry a static charge. Charged particles chain together and collect where air movement is lowest. Corners, ceiling junctions, and behind furniture.
They look like they would wipe away. They do not. Wiping smears them into the paint and turns a removable deposit into a stain. They come off dry first, with a chemical sponge, before anything wet touches the wall.
Dry first, then wet
This is the rule that decides whether soot lifts off or gets driven in.
Most soot is removed dry, with a vulcanized rubber sponge that lifts particles rather than pushing them. Only once the loose material is off does anything wet come near the surface.
Reverse that order and the soot becomes a paste. It goes into the pores of the drywall or the grain of the wood and it is no longer a cleaning problem, it is a refinishing problem. A homeowner with a wet rag and good intentions can double the scope of a job in about twenty minutes.
What soot removal involves, surface by surface
- Painted drywall and ceilings. Dry sponge, then a controlled wet clean if needed. Some surfaces get sealed and repainted rather than cleaned.
- Unfinished wood and trim. Dry removal only, then assessment. Wet cleaning raises grain and drives residue in.
- Metal. Cleaned and treated quickly, because the clock here is short.
- Glass and mirrors. Cleaned early, before etching sets.
- Textiles, upholstery and clothing. These go out for contents cleaning rather than being treated in place.
- HVAC and ductwork. Inspected in every soot job, because the system distributes what it pulls in.
Handling it safely
Soot from a burned building is not the same as ash from a fireplace. Structure fires burn plastics, foam, wiring insulation, and treated wood, and the residue carries what those materials leave behind.
The CDC’s guidance for fire cleanup is worth reading before you touch anything. The short version is that residue from burned structures is more hazardous than wood ash, that you want HEPA filtration and protective equipment rather than a household vacuum, and that stirring particles back into the air is the main thing to avoid.
Two practical points from that. A regular shop vacuum without a HEPA filter blows fine particles straight back into the room. And dry sweeping does the same thing. Our crews work in respirators and containment for a reason, and it is not for show.
What we document
Every soot removal job gets photographed before anything is touched, including the deposition pattern on walls and ceilings.
That pattern is evidence. It shows how far smoke travelled, which rooms the HVAC system fed, and which items were exposed. Adjusters ask for it, and a scope built on documented deposition holds up better than one built on a walkthrough.
We also inventory items that cannot be saved, with reasons, rather than listing them as write-offs with no explanation.
Common questions
Can I clean soot myself with soap and water?
That is the most common way small fires turn into large claims. Water on unremoved soot spreads it and sets it. If you clean anything, start dry and start in an area nobody looks at.
Why does it look worse above the radiators and around vents?
Soot follows air movement and heat. It concentrates where warm air rises and where the HVAC system was pulling. Those patterns are also useful, because they show us how far the smoke travelled.
Can painted walls be cleaned or do they need repainting?
Both happen. Light deposits clean. Heavy deposits, or soot that has been sitting, usually get sealed with a stain-blocking primer and repainted, because cleaning alone will not stop the discoloration coming back.

My fire was in one room. Why are you looking at the whole house?
Because soot goes where the air goes. A contained fire with the furnace running can leave measurable deposits two floors up. We check rather than guess, and we document what we find either way.
Will my house smell afterward?
Removing soot removes most of what causes the smell, but odor is a separate scope with its own steps. If the exposure was heavy, expect both to be in the plan.
Does insurance cover soot cleanup?
Coverage questions belong with your adjuster and your agent, not with a contractor. What we do is document the loss thoroughly so they have real information to work from.
