Flooded Basement Cleanup in Minnesota
Two inches of water in a basement can be a two day job or a three week job. The difference is almost never the depth. It is where the water came from.
Groundwater pushing up through a slab, a failed sump pump, and a split supply line all leave the same puddle. They do not leave the same job. Kiser Construction sorts that out before anyone plugs in a fan.

Where the water came from decides everything
We identify the source first, every time, because it sets the scope.
Groundwater and seepage. Common in the northwest metro during spring melt and after long rain. It enters low, along the cove joint where the wall meets the slab, or through the block. It carries whatever is in the soil, so it is never treated as clean.
Sump pump failure. The pit overflows and the water is whatever was in the pit. Sometimes the pump is dead. Sometimes the pump is fine and the discharge line outside is frozen shut.
Supply line and appliance failures. This water starts clean. It does not stay clean for long once it hits a basement floor and sits.
Storm and surface water. Water coming down a window well or in through an egress opening arrives dirty and is handled accordingly.
Frost depth changes the spring picture
Minnesota builds foundations below a frost line that runs deep, and that has a side effect most restoration pages never mention. In a hard spring, the ground thaws from the surface down while a frozen layer is still sitting underneath. Meltwater cannot drain through it. It runs sideways along the top of that frozen layer, finds your foundation, and arrives at the cove joint under pressure.
This is why basements that have been dry for fifteen years can take water in one bad March. Nothing about the house changed. The ground did. If a neighbor on the same street flooded the same week, that is usually what happened.
How hard a basement is to dry
The IICRC S500 standard rates drying difficulty in four classes, and basements land high on that scale more often than any other part of a house.
- Class 1 is a small area with little absorption
- Class 2 is roughly a full room with wet carpet and wicking up the walls
- Class 3 is widespread saturation, usually including insulation and subfloor
- Class 4 is the specialty case, where dense material like concrete, plaster, or hardwood has taken on water
A finished basement often ends up Class 3 or 4 because of what is down there. Carpet pad over concrete. Framed walls with insulation sitting directly against block. Stored boxes acting like sponges. Concrete itself holds water for weeks and gives it back slowly into the air, which is why a basement that looks dry on day three can still be feeding humidity into the framing.
What we do
- Identify the source and shut it down
- Extract standing water
- Pull carpet pad, base trim, and the bottom of the wall assembly where water has wicked
- Set drying equipment sized to the class of loss
- Read and log moisture daily until framing, slab, and drywall hit the dry standard
- Handle mold remediation in house if it has already started
- Rebuild what came out
Flood cuts are the part people push back on. Removing the bottom foot or two of drywall looks aggressive when the top of the wall is dry. It is what lets air reach the cavity and the insulation behind it. Sealing a wet cavity behind fresh drywall is how a clean basement flood becomes a mold job in September.
What to ask before you sign anything
The most common complaint we hear about this industry has nothing to do with the drying. It is that the homeowner never got anything in writing until the invoice arrived.
Ask any restoration contractor for three things before work starts:
- A written scope, on paper, before demolition begins
- How equipment is billed, per unit per day, and who decides when it comes out
- Whether rebuild is included or handed to somebody else
On that second one, ask specifically what the daily equipment charge is and what stops it. Equipment that stays a week longer than it needs to is the single most common line item people dispute afterward. Our answer is that daily moisture readings decide it, the logs go to you, and you can see the numbers that end the job.
One more, and it is specific to Minnesota. If a contractor offers to cover your deductible, waive it, or promises no out-of-pocket cost, that offer is barred under state law. Some national marketing still leads with it. It tells you what you need to know.
Common questions
Can I just run a shop vac and a dehumidifier?
For a small clean-water spill on bare concrete, sometimes. Once water reaches carpet pad, framing, or insulation, a rental dehumidifier is not going to pull it back out of those materials. If you cannot measure it, you cannot know it is dry.
Does my finished basement have to come apart?
Not all of it. Usually the bottom of the walls, the pad, and any insulation that got wet. What stays depends on the source and how long it sat.
How long does a flooded basement take to dry?
Three to five days is typical for the equipment stage on a moderate loss. Concrete and dense material can push that further. Rebuild is separate and depends on scope.
