Ceiling and Drywall Water Damage Repair
A brown ring on a ceiling is not a paint problem. It is a report. Something above it got wet, and the stain is the last step in a process that started somewhere else.
Painting over it works for about six weeks.

Why stains come back through paint
Water carries dissolved material out of whatever it passed through on the way down. Wood tannins from framing. Dust and mineral from above the ceiling. That solution wicks to the surface of the drywall and dries there.
Standard latex paint is porous. The stain migrates straight back through it. It needs a stain-blocking primer, and even then the primer only holds if the drywall behind it is actually dry and structurally sound.
So the sequence is: find and fix the source, dry the material, prime, then paint. Skip a step and you repeat the job.
Ceilings behave differently from walls
Wall drywall wicks upward from a wet floor. The damage is at the bottom and gravity works against the water.
Ceilings are the opposite. Water pools on the top face of the board where you cannot see it, and gravity keeps it there. Above it there is usually insulation, which holds far more water than the drywall does and stays wet much longer.
That is why a ceiling that has dried on the visible side can still be soaked above. It is also why we take readings from above wherever there is access, rather than trusting the surface.
When drywall can be dried and when it comes out
Drywall can often be dried in place if the water was clean, it was caught quickly, and the board is still firm and flat.
It comes out when any of these are true:
- The board is sagging, soft, or crumbling at the edges
- Joint tape has released or the seams have opened
- The water was contaminated rather than clean
- Insulation above or behind it is saturated, since that has to come out regardless
- It has been wet long enough for growth to start
A sagging ceiling is not a wait-and-see item. Wet drywall overhead gains weight and loses strength at the same time, and it fails all at once rather than gradually. If a ceiling is bulging, stay out of the room and call us.
How the repair is done
- Confirm the source is fixed. We will not close a ceiling over an active leak.
- Open enough to reach and remove wet insulation above
- Dry the cavity and the framing, with daily readings
- Cut back to the nearest joists or studs so the patch has solid backing
- Hang, tape, and finish
- Match the texture, then prime with a stain blocker and paint
Texture matching is where most patches announce themselves. Knockdown, orange peel, and older stipple ceilings all need to be sprayed and worked to match, not rolled on. If a ceiling cannot be matched cleanly, we will tell you that up front rather than after.
Common questions
Can you patch just the stained section?
Often yes, if the wet area is contained and the surrounding board is sound. We cut to the nearest framing so the patch has something to fasten to.
Will the repair be visible?
Not if the texture is matched and the ceiling is repainted corner to corner. Painting only the patch is what makes repairs obvious, because sheen never matches on a partial coat.
The stain is dry and small. Can I leave it?
Only once you know why it is there. A dry stain from a leak that was fixed years ago is cosmetic. A dry stain from an unknown source means water is getting in intermittently, and that keeps happening.
What about popcorn ceilings?
Older textured ceilings can contain asbestos. If the home predates the 1980s we will not disturb it without testing first.
