Two cities, two very different sets of houses

Brooklyn Park is Minnesota’s sixth-largest city with a population of 86,478 at the last census, and the Census Bureau’s figures for the city only hint at how differently its two halves are built.

The dividing line is 85th Avenue. When the township incorporated as a village in 1954, it set a development boundary there to keep the northern farmland from being built over. That boundary held for decades.

South of 85th you get postwar subdivisions: single-story ramblers and splits from the 1950s and 60s, many with detached garages. Galvanized supply lines, cast iron drains, sewer laterals with sixty years of tree roots in them, and basements built before drain tile was standard.

North of 85th, most of what stands went up after 2000. The plumbing inside the walls is fine. What fails up there is everything bolted to it — water heaters, sump pumps, appliance supply lines — all installed within a couple of years of each other and all reaching end of life at once.

Brooklyn Center is different again. It is a first-ring suburb with generally older housing than most of Brooklyn Park, so the failure patterns lean toward the older end of that same spectrum.

The Mississippi River forms Brooklyn Park’s entire eastern boundary, and Shingle Creek, Rush Creek and Palmer Lake all sit inside the city. In a metro that gets roughly thirty-two inches of precipitation and fifty-five inches of snow a year, on flat glacial till, water management is a permanent fact of life here rather than an occasional event.
