Anoka has the oldest housing stock in the north metro. Walk the blocks around downtown and you are looking at late-1800s Victorians, foursquares, and Craftsman bungalows from the 1920s. They are beautiful houses. They are also built out of materials that behave nothing like a modern home when water gets into them, and that is the single most important thing to understand about water damage restoration in Anoka.

The mistake we see most often is a drying plan written for drywall being applied to a house that does not have any.

Why plaster does not dry like drywall

Drywall is a sheet of gypsum in paper. It wets fast, it dries fast, and a moisture meter on the surface tells you roughly what is happening inside it.

Plaster is different. It was troweled on over wood lath, and it squeezed through the gaps between the lath strips and hardened into what plasterers call keys, the little mushroomed anchors gripping the back of each strip. Those keys sit in a cavity behind the finished wall. When a wall gets soaked, water collects back there.

Now put a moisture meter on the surface. The plaster face is three-quarters of an inch of dense material and it dries from the outside in. The meter reads dry. Behind it, the lath is wet and the keys are wet, and nothing is moving because there is no air reaching them.

A crew working from surface readings pulls the equipment, calls it done, and six weeks later there is a musty smell in a room that looks perfect. We have been called in behind that job more than once.

Water damage restoration in Anoka done right means drilling discreetly to reach the cavity, drying from behind, taking readings at depth instead of on the face, and accepting that the timeline is longer. The reward is that you keep original plaster, which almost nobody can match and which is a real part of what these houses are worth.

The Minnesota Department of Health puts the window for drying wet materials at 24 to 48 hours before mold growth becomes likely, and that clock does not slow down just because the wall is harder to dry. It is exactly why the first call matters in an old house.

Older basements, stone foundations, no drain tile

A lot of Anoka basements are fieldstone or rubble laid up in mortar. They were never meant to be finished living space and they were built long before anyone put drain tile around a footing.

Mortar joints hold water and give it back slowly. An unsealed floor does the same. So the humidity in an old basement stays high for days after the standing water is gone, and that is where a rushed job fails.

Living between two rivers

Anoka sits at the confluence of the Rum and the Mississippi, about twenty miles northwest of Minneapolis. That geography is why the city is here, and it has shaped how the city manages water for a century. Floods in the early 1900s repeatedly threatened homes and infrastructure at the confluence and led to dike construction through the 1930s.

The city has owned and operated the Rum River Dam since 1935. The current dam went in during 1969, and the flashboards are pulled every winter to lower the pool and reduce what ice-out and spring runoff can do. It is a well-managed system and none of this is cause for alarm. It is simply worth knowing that in a river town, spring is a season with a particular kind of risk attached.

Is sewer backup actually covered?

Usually not unless you specifically added it. This catches people out, because it feels like the kind of thing a homeowner’s policy would obviously cover.

Standard policies generally exclude water that backs up through sewers or drains. Coverage is sold as a separate endorsement, often with its own sub-limit. It is typically inexpensive. Look at your declarations page and find out which side of that line you are on, ideally on an ordinary Tuesday rather than while standing in an inch of water.

Who pays for the drying equipment electricity

Fair question, and one nobody answers. Air movers and dehumidifiers run continuously for days, and in an old house they may run longer than in a new one. That shows up on your electric bill, not ours.

Many policies will reimburse the increase as part of the claim. The way to make that easy is documentation. Photograph your meter when we set the equipment and again when we pull it, and we will provide the equipment count and run hours. Adjusters generally pay it when it is documented and generally do not when it is not.

Lead paint and pre-1978 homes

Effectively all of Anoka’s older housing predates 1978, which is the year lead paint was banned for residential use. It is very likely present under later coats of paint on trim, doors and windows.
